If you are interested in viewing our homes we are happy to provide keys to you for a private viewing. Keys can be checked out on Monday through Friday from 8:30 am to 4:00 pm. For any areas outside of Killeen, we stop checking keys out at 3:30 pm. All keys must be returned by 5:30 pm. Unfortunately, our staff is not able to meet you at the property or escort you to the property for a viewing. You will need to come in to our office and check out keys. We can sign out up to 3 keys at a time. However, if the property is still occupied or is on a maintenance hold, we cannot sign the keys out at that time. When checking out keys, we do ask that you leave a refundable key deposit of $50 per key or a valid I.D. Key deposits must be made in the form of cash only. We do require that you view the home inside and out before you submit an application. The application process can be completed in our office or online. Income verification must be submitted before keys can be checked out to any property with rent totaling $1250.00 per month or higher.
We do not rent sight unseen. When you find your new home, submit a completed and signed application to our office. Applications can be obtained from our front staff. Along with the application you need to also submit a Valid ID, Social Security Card, Proof of Income (2 most recent pay stubs, bi-weekly; 4 most recent pay stubs, weekly), $65 Application Fee and the Security Deposit. We do not allow co-signers. The fees must be paid with certified funds, money order or cashier’s check only. JWC does not accept credit or debit cards. We do not accept Military Waivers. If an application is submitted after the 20th of the month, the following month’s rent is required to be paid. Application fees are non-refundable. Applicants must be currently employed or have verifiable net income that totals three (3) times the monthly rent. Married couples can combine their incomes. All occupants who’s income is used to qualify for the property must be on the lease. Married couples will both be named on the lease. Any additional applicant that is not a legal spouse will require an additional $350 security deposit. Military must provide their LES. Application processing time may take up to 24 hours. For military applicants, the monthly rental amount cannot exceed your BAH.
Credit Bureau reports indicating evictions, poor rental history, unpaid accounts, debt to income ratio or more unsatisfactory rental accounts than satisfactory rental accounts will result in disapproval of the rental application. If you have any unsatisfactory rental accounts and show proof of payment, then we will consider approving your application.
